Housing

• Average property prices of £760,000 in 2022, increasing by 28.8% from £590,000 in 2021. 
  • It should be noted that property prices within the parish have fluctuated in recent years. 
• 6.8% of homes are 1 bedroom properties, 12.7% are 2 bedrooms, 41.5% are 3 bedrooms, 39% are 4 or more (which is higher than the 21.1% average for England). 
• Occupancy ratings for bedrooms: 
  • 64.9% have 2 or more spare bedrooms, 
  • 20.6% have 1 spare bedroom, 
  • 12.9% have the correct number of bedrooms for their household need, 
  • 1.3% are lacking 1 bedroom, and
  • 0.3% are lacking 2 or more bedrooms.
  • The percentage of households that have 2 or more extra bedrooms is significantly higher than the 35.6% average for England and the 47.4% average for the South Hams. 

Renting in Thurlestone

• Average 3 bed rental prices of £1,450 per calendar month between 2020 and 2022. 
• The maximum Local Housing Allowance is £728 per month for a 3 bed property. 
• In the TQ7 postcode area, there has been a 63.9% increase in demand for rental properties, whilst there has been a 15% increase in available listings, in the period between Nov 22 and Nov 23. 
• During the same period, there has been a 11.8% decrease in the asking price on Rental Properties in the TQ7 postcode area.

Thurlestone All Saints Church of England Academy

• Thurlestone All Saints Church of England Academy provides for children aged 2 years until 11 years. 
• The number of children enrolled at the school has increased by 12.3% in recent years, and the current school roll is notably higher the school’s capacity of 133 pupils. 
• The percentage of children eligible for Free School Meals has increased by 4.5%. This is an indicator of income and affordability of essential provisions.
