Housing

• Average property prices of £361,500 in 2022, decreasing by 3.7% from £375,000 in 2022. 
  • It should be noted that property prices within the parish have fluctuated in recent years, with the median sales price being £326,500 in 2021. 
• 4.7% of homes are 1 bedroom properties, 27.1% are 2 bedrooms, 35.2% are 3 bedrooms, 33% are 4 or more (which is higher than the 21.1% average for England). 
• Occupancy ratings for bedrooms: 
  • 45.5% have 2 or more spare bedrooms, 
  • 37.6% have 1 spare bedroom, 
  • 16.2% have the correct number of bedrooms for their household needs, and 
  • 0.8% are lacking 1 bedroom.

Renting in Ugborough

• Average 2 bed private rental prices of £925 per calendar month between 2020 and 2022. 
• The Local Housing Allowance rate for 2 bed homes in the parish is £583.40 per month. 
• In the PL21 postcode area, there has been a 0.5% increase in demand for rental properties, whilst there has been a 9.1% decreased in number of available listings, in the period between Oct 22 and Oct 23. 
• In the same period, there has been a 3.5% decrease in the asking price on Rental Properties in the PL21 postcode area.

• There were a mix of 1 x 1 bed, 18 x 2 beds, 13 x 3 beds and 1 x 4 bed properties. These were 4 x Flats, 4 x Bungalows and 25 x Houses.

• Ugborough Primary School provides for children aged 4 years until 11 years. 
• The number of children enrolled at the school has fluctuated in recent years but has experienced an increase in recent years, going above the school’s capacity of 105 pupils.
