• Median average property prices of £290,000 in 2022, decreasing by 112.1% from £615,500 in, 2021. 
  • It should be noted that property prices have fluctuated in recent years within the parish. The average sale price in 2021 was unusually high due to the sale of some high value properties. For example, the average in 2020 was £332,500. 
• 6.8% of homes are 1 bedroom properties, 29.2% are 2 bedrooms, 36.4% are 3 bedrooms, 27.7% are 4 or more (which is higher than the 21.1% average for England and Wales). 
• Occupancy ratings for bedrooms: 
  • 42.4% have 2 or more spare bedrooms, 
  • 36.7% have 1 spare bedroom, 
  • 20.1% have the correct number of bedrooms for their household need, 
  • 0.4% are lacking 1 bedroom and 
  • 0.4% are lacking 2 or more bedrooms.

Renting in West Alvington

• Average 3 bed rental prices of £850 per calendar month between 2020 and 2022 (median). 
• The maximum Local Housing Allowance is £728 per month for a 3 bed property 
• In the TQ7 postcode area, there has been a 63.9% increase in demand for rental properties, whilst there has been a 15% decrease in available listings in November 2023 compared to November 2022. 
• Additionally, there has been an 11.8% decrease in the asking price on Rental Properties in the TQ7 postcode area.

West Alvington Church of England Primary School

• West Alvington Church of England Academy provides for children aged 2 years until 11 years. 
• The number of children enrolled at the school has fluctuated in recent years, but has experienced an overall decline. It is slightly below the school’s capacity of 56 pupils. 
• The proportion of children eligible for Free School Meals has also fluctuated, experiencing a slight decline. This is an indicator of income and affordability of essential provisions
