Housing

• Median average property prices of £530,000 in 2022, decreasing by 7.8% from £571,500 in 2021. 
  • It should be noted that house prices have experienced a steady increase in recent years within the parish. 
• 5.5% of homes are 1 bedroom properties, 16.6% are 2 bedrooms, 48.5% are 3 bedrooms, 29.4% are 4 or more (which is higher than the 21.1% average for England and Wales). 
• Occupancy ratings for bedrooms: 
  • 62.9% have 2 or more spare bedrooms, 
  • 25.9% have 1 spare bedroom, 
  • 10.8% have the correct number of bedrooms for their household need, and 
  • 0.4% are lacking 1 bedroom.

Renting in Stoke Fleming

• Average 3 bed private rental prices of £1,400 per calendar month between 2020 and 2022 (median). 
• The maximum Local Housing Allowance is £728 per month for a 3 bed property 
• In the TQ6 postcode area, there has been a 2.2% decrease in demand for rental properties, whilst there has been a 12.5% decrease in available listings, when comparing Jan 24 and Jan 23. 
• During the same time, there has been a 11.4% increase in the asking price on Rental Properties in the TQ6 postcode area.

Affordable housing

• Current stock (approximate): Live West - 17 affordable or social rented properties. 
• Turnover of stock between Jan 2019 and March 2024 included 3 x 1 beds and 3 x 2 bed properties. 
• These were all bungalows and all properties had a preference for applicants over the age of 50 or 55 years. 
• All of the properties required a local connection to the parish of Strete first.

• There are 8 applicants registered with a local connection through residence 
• There are no further applicants registered with a local connection through immediate family connection or through employment. 
• The average income of households registered with Devon Home Choice with a local connection to Strete is £20,650 annually.

Primary School

• There is no education provision within the parish. The nearest primary school provision is under 2 and half miles away, in the neighbouring parish of Stoke Fleming.
• Stoke Fleming Community Primary School provides for children aged 5 years until 11 years. 
• The number of children enrolled at the school has increased in recent years and but remained below the school’s capacity of 210 pupils. 
• The percentage of children eligible for Free School Meals has decreased. This is an indicator of income and affordability of essential provisions.
