Housing

• Median average property prices of £480,000 in 2022, decreasing by 7.3% from £515,000 in 2021. 
  • It should be noted that house prices have experienced a steady increase in recent years within the parish. 
• 8.1% of homes are 1 bedroom properties, 28.8% are 2 bedrooms, 34% are 3 bedrooms, 29.1% are 4 or more (which is higher than the 21.1% average for England and Wales). 
• Occupancy ratings for bedrooms: 
  • 47.6% have 2 or more spare bedrooms, 
  • 36.7% have 1 spare bedroom, 
  • 14.9% have the correct number of bedrooms for their household need, and 
  • 0.8% are lacking 1 bedroom.

Renting in Stoke Fleming

• Average 3 bed private rental prices of £1,275 per calendar month between 2020 and 2022 (median). 
• The maximum Local Housing Allowance is £728 per month for a 3 bed property 
• In the TQ6 postcode area, there has been a 2.2% decrease in demand for rental properties, whilst there has been a 12.5% decrease in available listings, when comparing Jan 24 and Jan 23. 
• During the same time, there has been a 11.4% increase in the asking price on Rental Properties in the TQ6 postcode area.

  • South West Housing Society - 19 rented properties. 
• Turnover of stock between Jan 2019 and March 2024 included 4 x 1 beds, 8 x 2 beds, and 2 x 3 bed properties. 
• These were a mix of 7 x bungalows. 2 x flats and 5 x houses. 
• All of the properties required a local connection to the parish of Stoke Fleming first. 
• 6 of the available properties had a preference for applicants over the age of 50 or 55 years.

• There are 9 applicants registered with a local connection through immediate family connection and 1 with a local connection through employment. 
• The average income of households registered with Devon Home Choice with a local connection to Stoke Fleming is £14,404 annually.

Stoke Fleming Community Primary School

• Stoke Fleming Community Primary School provides for children aged 5 years until 11 years. 
• The number of children enrolled at the school has increased in recent years and but remained below the school’s capacity of 210 pupils. 
• The percentage of children eligible for Free School Meals has decreased. This is an indicator of income and affordability of essential provisions.
