Housing

• Median average property prices of £730,000 in 2022, increasing by 33.9% from £545,000 in 2021. 
• 3.6% of homes are 1 bedroom properties, 20.4% are 2 bedrooms, 36.2% are 3 bedrooms, 39.8% are 4 or more (which is higher than the 21.1% average for England and Wales).
•  Occupancy ratings for bedrooms: 
  • 57.7% have 2 or more spare bedrooms, 
  • 26.4% have 1 spare bedroom, 
  • 14.1% have the correct number of bedrooms for their household need, 
  • 1.8% are lacking 1 bedroom

Renting in Rattery

• There is no data available through Rightmove between 2020 and 2022 with properties in Rattery parish, from which to develop an average cost of private rented properties. 
• The maximum Local Housing Allowance is £598.35 per month for a 2 bed property 
• In the TQ10 postcode area, there has been a 62.2% increase in demand for rental properties, whilst there has been no change in the number of available listings, in the period between Sept 22 and Sept 23. 
• In the same period, there has been a 6% decrease in the asking price on Rental Properties in the TQ10 postcode area

Affordable housing

  • Live West - 9 rented accommodation, and 4 shared ownership units. 
  • South Devon Rural Housing Association - 11 affordable or social rented units, including 5 bungalows for older persons or wheelchair users. 
• Between Jan 2019 and March 2024, there are have been 3 properties available through Devon Home Choice. 
• This included 2 x 2 bed, and 1 x 3 bed properties. The property type mix was 2 x houses and 1 x bungalow. The bungalow was restricted to those over 55 years of age. 
• All properties were advertised for those with a local connection to Rattery first.

• 4 applicants registered with a local connection through immediate family connection or employment. 
• The average income of households registered with Devon Home Choice with a local connection to Dean Prior is £11,000 annually.

Primary School

• There is no primary school provision within the parish of Rattery. The nearest primary school education is just over 3 miles away in South Brent. 
• South Brent Primary School provides for children aged 4 years until 11 years. 
• The number of children enrolled at the school has fluctuated in recent years and remained significantly less than the school’s capacity of 293 pupils. 
• The percentage of children eligible for Free School Meals has also increased. This is an indicator of income and affordability of essential provisions.
